New developer comes to rescue of buyers of abandoned housing project

PETALING JAYA: Muhibah Sekitar Sdn Bhd has taken over the development of a condominium project that was abandoned in 2018 to help potential buyers who were left high and dry by the previous developer.

The company, which is the new land owner, has been given the green light to develop the 1.7ha plot in Taman Tun Dr Ismail.

Muhibah Sekitar director Helmi Harunarashid told FMT that after the firm acquired the land, it discovered that some 584 prospective buyers had paid deposits for units amounting to RM2.4 million to the previous developer.

Muhibah Sekitar contacted these buyers to inform them that the project would be revived.

“Some 150 of them remain interested to continue, with another 150 preferring to wait for the final approval,” he said.

“We understand and sympathise with their situation and as a gesture of goodwill, we are willing to recognise the amount they paid in deposits if they decide to continue with the purchase of the units, even though it means that we will not receive the RM2.4 million in deposits.”

He said a team of contractors, consultants and panel lawyers had been formed to begin work on the development, adding that Muhibah Sekitar would be conducting a community meeting to brief residents on the project.

Muhibah Sekitar director Helmi Harunarashid says the company sympathises with buyers who had paid deposits to the previous developer.

Helmi said the approved development order was never issued as the previous developer did not pay the relevant authorities.

“As a result, Muhibah paid an additional RM1.1 million as penalty on top of the fee for the development order to be issued to us.”

Construction of the condominium, located along Jalan Sungai Penchala, has yet to begin. It will consist of three blocks totalling 1,075 units.

Ahead of the resumption of the project, Helmi assured residents that Muhibah Sekitar had plans to make sure the impact on the surrounding area from the construction was minimal.

The company and its appointed contractor, Ever Land and Development Sdn Bhd, will be using advanced methods to prevent mud, dirt and dust spreading to the surrounding area.

“We planned and designed the project with the local community very much in the picture. We are mindful of the surrounding neighbourhood and we are building units that will be affordable for those in need of more space.”
